Borrowers using private lender financing are willing to accept a higher interest rate (7%+) in order to get funds more quickly because of a shorter and less strict underwriting process. Borrowers choosing institutional or agency financing will received lower interest rates (3.5%+), however, the underwriting period can last 2-12 months.
